Enhanced Property Damage Response Program

The Texas Municipal League Intergovernmental Risk Pool (TMLIRP) is your support team in times of crisis. Not only issuing emergency funds after an insured loss, but also being the boots-on-the-ground to help your organization get back on its feet as quickly as possible. In response to the diverse property damage recovery needs of its Members, TMLIRP has partnered with SynergyNDS to provide access to the TurnKey Recovery℠ Program as a one-stop solution to assist with the two phases of recovery (critical response and permanent build-back). There is no additional cost for Members to utilize the TurnKey Recovery℠ Program.

In the end, recovery is responsibly expedited and TML Members eliminate the risks or headaches associated with repair contracts, contractor invoices and the financial burden in having to seek insurance reimbursements. TurnKey Recovery℠ indemnifies Members of these exposures and allows Members to recover quicker, build-back stronger and focus on serving community needs.

Critical Response & Stabilization Phase

Timely response to stabilize property and accurately identify damages greatly reduces recovery costs and maximizes overall claim coverage eligibility. Working under the guidance of TMLIRP and in cooperation with Members’ Staff, SynergyNDS helps manage the initial response necessary to:

Support Stabilization Measures
Ensure Effective Mitigation Efforts
Document Daily Activities
Pay Upfront Contractor Deposits & Final Invoices
Prepare for Repairs &/or Build-Back

Permanent Repairs & Build-Back Phase

Once damaged property has been secured, stabilized and mitigated, TMLIRP provides Members with additional access to the TurnKey Recovery℠ Program. This additional level of service provides Members with a more long-term approach to assist with permanent repairs & build-back, including:

Design/Build
Scope Development
Procurement
On-site Project Management
Contractor Audits & Payments
Project Documentation & CloseOut

Under both phased portions of TurnKey Recovery℠, all covered scopes-of-work are identified and approved in advance by TMLIRP. Contractors are procured by SynergyNDS in accordance with Member’s guidance and are paid directly for upfront material deposits and final work invoices. Throughout repairs, Contractor performance and trade schedules are managed daily by an onsite Program Manager who reports directly to designated Members’ staff.

Essentially, Members electing to utilize the TurnKey Recovery℠ Program are indemnified from the exposure of contractual matters, quality control, builder risk, and associated costs that fall outside of applicable Insurance Proceeds. TurnKey Recovery℠ provides TML Members peace of mind during an already arduous time.
